Buying a Home? Where Do I Start?


The most common question I get asked when meeting with a client looking to purchase a home is What do I do first? I am not sure how to get started.  

The answer is always the same and this is the MOST important step when you are looking to buy a home. GET PREAPPROVED. Even more important is to get preapproved by a reputable lender. Not every preapproval letter is equal!

It is always best to get preapproved first. This takes the guess work out of your home search. You know that you are a qualified buyer, you know HOW MUCH you can spend and you know what your monthly payments will be from the start. You also position yourself as a stronger buyer when you do put in your offer as you already have your preapproval letter ready to go!

I have seen too many times the heartbreak of finding that perfect home only to find out, after the fact, that you dont qualify at this time or there is a problem that wasnt caught at the time of approval.

Choosing the right lender is just as important as choosing your home.

Dont leave your finances up to chance.

Buyers Representation and New Homes


I have blogged about Buyers Representation on New Homes and New Construction several times but the question keeps creeping up time and time again so I thought I would once again stress the importance of Home Buyers having representation of a qualified Real Estate Agent EVEN WHEN BUYING A NEW HOME.

The question I get is, "Well, if I am buying a new home, why would I need an Agent to help me?

Answer: The sales rep at the builders office works FOR THE BUILDER! Ultimately, they are trying to get the best sell for the builder, NOT the best deal for you.

Negotiating with a builder can be challenging when you don't know what to negotiate for. A lot of times there is not much you can do with price, there are many factors that come into play with price, BUT, while they have shown you all the wonderful items that you get for that price, what about all the items and incentives you didn't know about or know to ask for? A Fridge, Washer and Dryer, Home Warranty, $10k in closing costs, Hardwood floors and built-in cabinet upgrades, Blinds for the windows?

Having a knowledgeable Realtor working on your behalf is to your benefit all the way around. Typically, we know the other builders in the same area with homes priced in the same price range you are looking for and we also know what THEY are offering with the sale of their homes. A Realtor working for you will make sure you get all you can for your money and also make sure you get to the closing table as smoothly as possible for a great experience.
