I have blogged about Buyers Representation on New Homes and New Construction several times but the question keeps creeping up time and time again so I thought I would once again stress the importance of Home Buyers having representation of a qualified Real Estate Agent EVEN WHEN BUYING A NEW HOME.
The question I get is, “Well, if I am buying a new home, why would I need an Agent to help me?
Answer: The sales rep at the builders office works FOR THE BUILDER! Ultimately, they are trying to get the best sell for the builder, NOT the best deal for you.
Negotiating with a builder can be challenging when you don’t know what to negotiate for. A lot of times there is not much you can do with price, there are many factors that come into play with price, BUT, while they have shown you all the wonderful items that you get for that price, what about all the items and incentives you didn’t know about or know to ask for? A Fridge, Washer and Dryer, Home Warranty, $10k in closing costs, Hardwood floors and built-in cabinet upgrades, Blinds for the windows?
Having a knowledgeable Realtor working on your behalf is to your benefit all the way around. Typically, we know the other builders in the same area with homes priced in the same price range you are looking for and we also know what THEY are offering with the sale of their homes. A Realtor working for you will make sure you get all you can for your money and also make sure you get to the closing table as smoothly as possible for a great experience.
